40 per cent rebate in property tax in PMC limits re-started, says Guardian Minister Chandrakant Patil

MUMBAI : NpNews24 Online  – Pune PMC Property Tax | Citizens who were staying in their own flats were getting a rebate of 40 per cent in the property tax. Considering the demand of Puneites to re-start the rebate, Guardian Minister Chandrakant Patil had taken the lead and a meeting was held between CM Eknath Shinde and Deputy CM Devendra Fadnavis in March 2023 during the assembly session. As per a decision taken in the meeting, it was decided to re-start the rebate in the cabinet meeting, said Chandrakant Patil.

Patil said the government agreed to give 40 per cent rebate in the property tax if the owner is staying in the flat and 15 per cent concession in the annual rent instead of 10 per cent.

According to the provisions available in the Municipal Corporation Act of December 3, 1969, the PMC convened a GB meeting on April 3, 1970 and a notification was issued regarding giving a 40 per cent rebate in the property tax if the owners are staying in their property and 15 per cent rebate instead of 10 per cent in the annual rent.

However, during an audit conducted from 2010 to 2013, it came to light that no changes had been made in the act. Hence, according to a recommendation of the legislative committee, as per a letter sent by the government on May 28, 2019, the resolution passed by the PMC’s GB in 1970, was cancelled according to a decision of the state government taken on August 1, 2019.

Hence, it was necessary to recover ₹401 crore from 5.4 lakh property owners and ₹141.087 crore from 8.82 lakh property owners. If this amount had to be recovered, it would have put a huge burden on property owners. Hence, the PMC held a meeting of GB on August 28, 2019 and decided that the pending arrears should not be recovered and the rebate which was being given till 2019 should continue, and a demand was made to the state government.

The demand made by Chandrakant Patil and other people’s representatives to the CM, deputy CM and revenue minister was accepted and the final decision was taken during the cabinet meeting held on Wednesday.

From April 1, 2023, while levying the property tax, a rebate of 15 per cent instead of 10 per cent will be given and if the owner stays in his property, a rebate of 40 per cent will be given. A decision on waiving of the pending dues till March 31, 2023 has been taken. Chandrakant Patil said that those property owners who had paid the property tax from 2019 till 2023, will be reimbursed the extra amount which they have paid.
