State government issues GR about 40 per cent rebate in property tax; Five per cent deduction for repairs waived off; PMC’s income may reduce by ₹150 cr

Pune : NpNews24 Online  – Pune PMC Property Tax | The state government has issued a GR which states that Puneites should be given 40 per cent rebate in the property tax from 2019. The 15 per cent deduction being given for repairs till 2010 should be reduced to 10 per cent and the difference i.e. five per cent rebate should be applicable from April 1, 2023. The five per cent deduction being given from 2010 should be waived off, the GR states. This will benefit more than five lakh property owners and the PMC’s income will reduce by ₹150 crore. As per Puneites’ demand, the state government decided to continue the 40 per cent rebate on the property tax. Because of this, PMC’s income from property tax is going to reduce. The PMC had cancelled the 40 pc rebate in the property tax as per a government order. From 2019, 100 per cent property tax was being charged from 1.65 lakh newly assessed property owners. Property owners who had paid the tax were being sent notices of additional tax.

 

Since Puneites were unhappy, Guardian Minister Chandrakant Patil had appealed to citizens not to pay the additional tax but no decision had been taken about the 40 per cent rebate in the property tax. However, the MVA made this a big issue during the Kasba Peth bypoll and it was being speculated that this was one of the reasons for BJP’s defeat. After demand from MVA, MNS and BJP, the state government decided to continue with the 40 per cent rebate in the property tax.

 

Property owners are going to benefit from the state government’s decision. They are going to get a 40 per cent rebate from 2019. The extra amount collected from them will be adjusted in the next bill. The administration feels that the civic body’s income will reduce by ₹150 crore.

 

“The 40 per cent rebate is given to property owners if they reside in the property. Hence, for newly registered properties after 2019, the PMC will have to carry out a survey about the usage of property. For this, the rent agreements registered at the sub registrar’s office and with the police will be verified. If the property hs been rented out, then 100 per cent property tax will have to be paid. If they have not paid, then it will be recovered with a fine. As per the state government’s order, new bills will be printed and distributed. Citizens should check bills online after May 1 and pay the bill,” Addl Commissioner Kunal Khemnar said.

 

1) The state government took a late decision about the 40 per cent rebate in the property tax. The PMC had stopped issuing new bills and this has affected tax collection. In the first month, only ₹20 crore have been collected.

 

2) If property owners taking advantage of 40 per cent tax rebate before 2019 have paid 100 per cent tax after 2019, the extra amount will be adjusted in the next bill.

3) The PMC gives concessions to property owners who pay tax on time. This year, the date may be extended in June. Earlier, the date used to be May 31.
