Pune: Housing Contractor Duped Land Owner by Selling His Nine Flats Without Consent in Bhosari

Pune: In Bhosari, a 40-year-old man was cheated by a constructor of the housing project by selling his nine flats to some people for Rs 4 crore, 10 lakh, and 20 thousand without his consent. In this regard, the victim, Jagannath Namdev Shepal, age 40, lodged a complaint against the accused at Bhosari Police Station.

Shepal lives in the Haridwar Building, near Dattanagar Stop in Dighi, and has 10,184 square feet of land in Bhosari. To construct a four-story housing project on this land, the accused constructor, Ritesh Gulshanmal Vaswani, 44, a resident of Shastri Nagar, Pimpri Colony, Pimpri, contacted Shepal and took his land for the project.

Accordingly, Shepal and Vaswani made a registered development agreement in this regard. Notably, it has been clearly mentioned in this agreement that the proposed construction of a four-story housing project here, named SS Pride, would be completed in 18 months. However, the accused violated the terms of the development agreement and did not complete the construction of the building within 18 months.

Furthermore, shockingly, he also sold 9 out of 14 flats belonging to the plaintiff, Shepal, to some third parties without Shepal’s formal consent. It is mentioned in the complaint that Vaswani has cheated Shepal for a total of 4 crore, 10 lakhs, and 20 thousand rupees.

After this, Bhosari police booked the accused housing contractor under IPC 406, 409, and 420 and apprehended him. Further investigation is being conducted by Police Sub-Inspector Mohare.
